The down payment is not the only cash you need on hand when buying a Malaysian property. Before you get the keys, budget for a booking fee (typically 2 to 3 percent of the price, credited against your deposit), the balance of the 10 percent deposit due when you sign the Sale and Purchase Agreement (SPA), stamp duty on both the SPA and the loan agreement, legal fees for both agreements, and valuation plus disbursement costs on top.
Stamp duty exemptions and legal fee scales change by price band, buyer category and whatever exemptions the current Budget has in place. Confirm the current scale for your exact purchase price with your lawyer before you finalise a number.

Most buyers work out their 10 percent down payment and stop there. The property transaction itself generates four or five more costs between the day you book the unit and the day you collect the keys, and none of them are optional.

The booking fee is a deposit, not a separate cost
Buyers sometimes treat the booking fee as money spent and the 10 percent deposit as a fresh amount on top. It is not. The booking fee is credited toward your total deposit, so what you owe on signing the SPA is the remainder of that 10 percent, not the full 10 percent again.
Stamp duty and legal fees are not one flat number
Both stamp duty and legal fees in Malaysia are calculated on a tiered scale tied to your purchase price, not a single flat percentage. The bands change periodically, particularly for first-time buyers who may qualify for specific stamp duty exemptions announced under the current Budget.
Ask your lawyer for the current tiered calculation on your exact purchase price before you commit to a number in your own budget. Do not rely on last year's figures or a friend's recent purchase as a stand-in for your own, since a Budget announcement can change the exemption a first-time buyer is entitled to.
