Quick answer

Refinancing a home loan is worth considering only when the saving after switching costs is meaningful and the new arrangement still fits your cash flow. Compare the outstanding balance, remaining tenure, new rate, lock-in terms, legal costs and any cash-out amount.

Lower instalment is only one part of the comparison

A new loan can reduce the monthly instalment by extending the tenure. That may help cash flow, but it can also increase the total interest or profit paid over the longer period. Compare the remaining cost of the current loan with the total cost of the new one.

Ask whether the quoted rate is fixed, variable or tied to a reference rate, and identify what can change the payment. The product disclosure and facility agreement matter more than a headline rate.

List every switching cost

Put these beside the expected saving:

  • outstanding principal and current settlement amount
  • early-settlement or lock-in charges
  • legal, valuation, processing and stamp-related costs
  • new insurance or other required charges
  • cash-out amount and its purpose
  • new tenure and total scheduled repayment

Divide the one-off switching cost by the expected monthly saving only as a rough break-even test. Recheck the result if the rate can change or if you may sell the property before the break-even date.

Make the new loan answer a real problem

Refinancing for a lower payment is different from refinancing to release cash, consolidate debt or change the rate structure. Write the problem first. If the new facility only moves the same pressure into a longer contract, the household has not solved the cause.

Request a written comparison from the bank and keep the existing loan documents until the new facility, costs, start date and settlement process are clear.

Questions readers usually ask

Does a lower home-loan instalment mean I save money?
Not automatically. A longer tenure can lower the monthly payment while increasing total interest or profit. Compare the full remaining cost.
What costs should I include when refinancing?
Include settlement or lock-in charges, legal and valuation costs, processing and stamp-related costs, insurance or required fees, and any cash-out amount.
How do I compare two home loans?
Use the same outstanding balance and comparison date. Record rate type, tenure, monthly payment, total scheduled cost, fees and the conditions that can change the payment.
Should I refinance to take cash out?
Only after identifying the purpose and repayment effect. Cash-out can turn an existing home loan into a larger or longer commitment.
What document should I ask the bank for?
Ask for a written settlement figure and a full quotation or offer document showing the new rate, tenure, costs, payment and conditions.
